Residential pressure washing in Lawrenceville, GA

Your house is a stack of different materials, each with its own limit. We treat them that way — soft wash where soft wash belongs, pressure only where the surface can take it.

The method

What actually makes siding green — and why pressure isn't the answer.

That film on a north-facing wall is living: algae, mildew, and lichen holding onto the surface.

Chemistry, not pressure, is what actually removes organic growth. Pressure is just how you rinse it off.

Blasting it removes what you can see and leaves the roots behind, so it returns in a season — usually along with cracked seams, water driven behind the siding, and stripped paint. A soft wash kills the organism at the root with a properly diluted solution, then rinses at garden-hose pressure. It lasts longer, it costs you nothing in repairs, and done at the right dilution it uses a fraction of the product most companies pour on.

The same logic scales down to every other surface on the property. Cedar furs and splinters under a 15-degree tip, so wood gets chemistry and a wide-fan rinse. Stamped concrete loses its sealer to hot water and aggressive tips, so it gets a controlled surface-cleaner pass and a neutralizing rinse. Paver joints lose their sand under a wand held too close, so pavers get an even pass and, if you want it, re-sanding after.

This is why we walk a property before quoting it. A 2,400-square-foot house in Lawrenceville with vinyl on three sides and painted Hardie on the front is two different jobs, and pricing it as one is how homeowners end up with a bill and a repair.

What's included

A full residential wash, surface by surface.

Soft washing vinyl siding on a Lawrenceville home

House & siding soft wash

Vinyl, brick, stucco, and Hardie. Low pressure, correct dwell time, no seam damage or streaking. Includes soffits, fascia, and the shaded elevations where growth actually lives.

Driveway pressure washing in Lawrenceville, GA

Driveways & concrete

Surface cleaner passes with overlapping paths so there are no zebra stripes. Oil, rust, and tannin get treated separately, before the general wash. Includes sidewalks and garage aprons.

Deck cleaning in Gwinnett County

Decks & fences

Cleaned with chemistry and rinsed with pressure so the grain stays closed and boards stay smooth. Cedar, pressure-treated pine, composite, and vinyl fencing.

Paver patio and pool deck cleaning

Patios & pool decks

Pavers, travertine, stamped and textured concrete. Slick algae comes off, joint sand stays put, and the finish isn't etched. Coping and pool surrounds included.

Hand-detailing a porch and columns

Porches, columns & railings

The hand-detail work: thresholds, light fixtures, downspouts, spindles, and the underside of a covered porch where a wand alone never reaches.

Gutter face brightening on a two-story home

Gutter face brightening

The black tiger-striping on gutter exteriors is oxidation and road film. It needs its own product and hand agitation — a house wash does not remove it.

Gutter cleaning

How a job goes

Four steps, no surprises.

01

Walkthrough

We look at every surface with you, note what's fragile, and agree on scope before a hose comes off the truck.

02

Protect

Beds and shrubs get pre-wet, fixtures and outlets get covered, and downspout runoff gets directed away from plantings.

03

Treat & clean

Correct dilution, correct dwell time, correct pressure per surface. Stains get spot-treated before the general wash.

04

Final pass

Full rinse, hand-detail the corners, then we walk it with you. Anything you point out, we handle right then.

Crew soft washing a Gwinnett County home

Timing

Most Gwinnett homes need this once a year.

Shade, humidity, and pine are a hard combination. Houses under tree cover green up faster and concrete holds tannin longer. An annual wash before pollen season keeps growth from ever getting a foothold, and it's a smaller job than a rescue.

If your house hasn't been washed in three or four years, the first visit is a reset — it takes longer, sometimes needs a second application on the worst elevations, and costs more than a maintenance wash will after it. From there, an annual visit holds it.

Late winter / early spring

Before pollen. The most common time to book, and the fastest to schedule if you call early.

After summer storms

Pine litter, tannin, and mud splash on the lower third of the siding.

Before listing or an event

A wash is the cheapest thing you can do to a house before photos. Give us four days' notice.

FAQ

Questions we get asked most.

How much does it cost to pressure wash a house in Lawrenceville?+

Most single-story homes run $250–$375 and most two-story homes $350–$500, depending on square footage, siding type, and how much growth is present. Driveways are typically $0.15–$0.25 per square foot. Bundling a house wash and driveway in one visit is cheaper than two trips.

Will soft washing damage my landscaping?+

No, when it's done properly. We pre-wet beds and shrubs before applying anything, keep dilution at the minimum effective strength, rinse plantings again afterward, and direct downspout runoff away from beds.

How long does a house wash take?+

A typical single-family home takes two to four hours including protection, treatment, rinse, and hand-detailing. Adding a driveway usually adds an hour.

Do I need to be home?+

No. We need access to an exterior water spigot and to the areas being cleaned. Most homeowners are at work — we send a confirmation before arriving and photos after.

Can you remove rust, oil, and red clay stains from concrete?+

Usually. Rust and battery stains respond to an oxalic treatment, oil needs a degreaser and dwell time before the wash, and Georgia clay generally comes up with the surface cleaner. Deeply set stains may lighten dramatically rather than disappear, and we'll tell you which one you're looking at before we start.

Is it safe to pressure wash a deck?+

A deck should be cleaned with chemistry and rinsed at low pressure. High pressure raises the grain, furs cedar, and leaves wand marks that are permanent until the boards are sanded. If your deck needs sealing after, we'll tell you when it's dry enough.
