No. Estimates are free, and most can be quoted from the address plus a few photos. If the property is complex or commercial, we'll walk it in person at no charge.

Yes, meaningfully. A house wash and driveway in the same visit costs less than the two booked separately because setup, water access, and travel only happen once. The same is true for gutter cleaning paired with a house wash, or Christmas lights paired with gutters.

Not for residential work. Payment is due when the job is complete and you've walked it with us. Commercial accounts are invoiced on terms.

Soft washing runs at roughly 100 PSI and does its work chemically — a diluted solution is applied, allowed to dwell, and rinsed. It's what siding, stucco, painted surfaces, and roofs require. Pressure washing uses mechanical force and belongs on hard flatwork like concrete driveways and dumpster pads. Most properties need both.

It can, which is why we don't pressure wash siding. High pressure on vinyl drives water behind the panels, cracks seams, and strips oxidized paint. Siding gets soft washed instead.

Used correctly, yes. We pre-wet beds and shrubs, keep dilution at the minimum effective strength, rinse plantings again afterward, and direct runoff away from beds. Pets should stay inside during the work and can come back out once surfaces are dry.

Usually. Rust responds to an oxalic treatment, oil needs a degreaser with dwell time before the wash, and Georgia clay generally lifts with the surface cleaner. Deeply set stains sometimes lighten dramatically rather than disappear — we'll tell you which one you have before we start.

We soft wash roofs — the black streaking on shingles is gloeocapsa magma, a bacteria, and it's removed chemically at low pressure. A pressure washer on a shingle roof strips granules and voids most manufacturer warranties.

Yes. Iron Oak Exteriors carries general liability insurance, and we'll send a certificate of insurance to any homeowner, HOA board, or property manager before scheduling.

If you can find a spot we missed, we come back and clean it. No trip charge, no renegotiating. We'd rather make one property right than collect on a job we're not proud of.
